The River House

The River House will be available for its 1st season in June 2011. We are located just 10.5 miles north of Gardiner, Montana, the only year around entrance to Yellowstone Park. We sit in the upper Yellowstone River Valley just south of Yankee Jim Canyon and north of Corwin Springs, MT. We are in a country setting with neighbors across grassy pastures just off Hwy 89 South. It is just 10 minutes to the Park entrance but still far enough to be away from Park crowds at night. Livingston, Montana is 42 miles north and Bozeman, Montana, our closest airport is just 90 minutes away.

The River House is situated right on the edge of the Yellowstone River and offers 4 bedrooms, 2 baths, a fully equipped kitchen, large dinning room, family room, 2 large porches, and a laundry. It has a large fenced yard in the back and a large front yard with mature trees and landscaping.

There is a king size bed in the master bedroom which opens to the deck overlooking the river. The other 3 bedrooms have queen size beds and a sofa bed in the front living room. The kitchen provides a large refrigerator with ice maker and a gas range with double ovens. Conveniently located out the back door is a large gas barbeque. The dining room table will seat ten to twelve comfortably. A fireplace in the dining room is ideal for chilly morning. The living room is comfortably inviting and also has a comfortable sofa bed. There is a DVD, Dish TV, ipod dock and cd player in the family room as well as books, games and a fantastic view of the river. It opens out to the back deck overlooking the Yellowstone River and the private back yard. Huge cottonwood trees shade the back yard in the afternoon. The river's edge is just steps away from the fenced back yard and there are several good fishing holes within close proximity.

Wireless Broadband : There is WiFi and it is accessible daily. However the house is down by the river and the wireless is not entirely consistent in the summer with trees in full leaf. We are always able to do our email over the course of the day but would probably be unable to stream a movie in the summer.

RATES
This property may be rented on a nightly basis with a 3 night minimum. There is a 15% upcharge on the rate for stays less than 1 week.

Weekly Rate: $2800.00
Security Deposit: $600.00

Taxes:
A 7% state accommodation tax is not included in the lodging rates. Rates subject to change without notice. No pets unless approved by management and no smoking, please.
